The Ministry of Housing and Urban Planning (MoHUP) in Oman has unveiled a visionary waterfront project named Al Khuwair Muscat Downtown and Waterfront Development, slated for the capital city with a substantial investment totaling USD 1.3 billion. Spanning an expansive 3.3 million square meters, the project is the brainchild of Zaha Hadid Architects (ZHA), a prestigious British architecture and design firm headquartered in London. At its core, the design prioritizes sustainability, aiming to enhance the well-being of residents and visitors while reshaping urban living in Oman, especially as Muscat’s population is projected to nearly double to 2.7 million inhabitants by 2040. Responding to the city’s burgeoning popularity among international tourists—hosting over 3 million visitors annually—the development envisages a vibrant urban district accommodating an estimated population of 64,500, offering a multifaceted experience blending recreation, culture, and commerce.
The planned district is organised into five distinct zones, each contributing to the holistic urban experience. These encompass a marina, a recreational waterfront adorned with beaches and sports facilities, a canal walkway, a cultural quarter, and a Ministry campus. The integration of residential areas with mixed-use developments caters to governmental and commercial entities, complemented by spaces dedicated to arts, culture, and leisure, fostering a vibrant, environmentally resilient community thriving around the clock. Rooted in Muscat’s rich maritime heritage, the Al Khuwair development is deeply rooted in local culture, with the marina serving as its focal point, catering to residents, visitors, and tourists alike. The project envisions an array of attractions while emphasising green spaces and public realms along the waterfront, featuring premier dining options, luxury retail outlets, health and wellness facilities, hotels, and residential accommodations. Additionally, sustainability lies at the project’s core, with a comprehensive materials strategy and innovative engineering interventions aimed at climate and coastal resilience, resource conservation, and ecological restoration. The project also champions smart mobility solutions, promoting public transportation and active modes of travel, alongside onsite renewable energy generation and passive design strategies to minimise environmental impact and enhance the overall quality of life. The collaboration between Oman’s Ministry and esteemed international partners underscores a shared vision for creating a sustainable and prosperous future, shaping Muscat’s urban landscape as a global destination renowned for its cultural richness, economic vitality, and environmental stewardship.
